Hallsville Quarter Phase 2 is a mixed use development forming part of a large master plan for the regeneration of Canning Town in London Borough of Newham generating a gross external area of 43,492sq.m. The consented masterplan establishes design principles for individual sites including the extent of building foot prints, scale, height and massing. The Phase 2 development scheme includes 349 residential units and a 196 bed hotel on a base of retail space supported by two levels of underground basement car parking.
Associated Architects are working closely with Bouygues to deliver the 196 bed hotel, retail units and underground basement parking forming part of the wider master plan achieving a BREEAM Excellent rating. The hotel accommodation generates a total gross external area above ground of 7,272sq.m over 10 storeys with 10 wheelchair accessible rooms.
The hotel rooms are arranged around a central corridor, connected to a main circulation core containing passenger and firefighting lifts and a staircase that provides direct access to the hotel lobby.
Both the northern and southern facades consist of masonry elements which are separated into a series of bays and double height windows. The gable ends, which are orientated toward the key approaches, are simply expressed as masonry facades divided every two floors by a projecting concrete element. A deeply recessed window is set into the facade above the podium. This treatment presents a dramatic form to the corners of the building.
A colonnade on the west façade is constructed of GRC with aluminium soffit and is carried through to Block C1 retail unit, which forms a consistent detail around the base of the master plan.
Working alongside the hotel operator and Bouygues UK, Associated Architects has been able to deliver a final product through the understanding of the end users day to day operation; including staffing; deliveries, kitchen facilities, dining requirements, facilities management, security, maintenance, room booking, accessible requirements, interior design, signage etc.
Working closely with both developer and end users ensures that the final, delivered product will meet the high expectations of their visitors and clients, and that their experience is enhanced whilst residing at the hotel.
